Evanston Real Estate Update
My buyers are always telling me that they want a "deal", no matter what type of market we currently find ourselves. Of course it is always my goal to get my buyers the best value possible. But if there was ever a time to find properties in 2007 at 2005 prices, now is the time. With interest rates historically low, once again, and inventory spilling over, the timing couldn't be better to find that "deal". Granted, if sellers are smart, they are pricing their properties competitively, so be sure to have your agent do a market analysis for you to see if they are over-priced or not before you roll in with that low-ball offer that could hurt your chances of getting the deal. I do understand that many buyers need to sell first before they can take advantage of this buyer's market. Don't mess around over-pricing your home. You will over-shoot your target market and they won't even see your listing. I have still had some listings sell in multiple offers and/or within one week, but those were very savvy sellers who knew not risk pricing too high. In the end, they did fare very well. Good luck!
